Many roofs are rated to last for decades, but no roofing job lasts forever. A roof is a large investment, but it’s one that pays of in the structural integrity of your home. Is it time for a new roof? These are signs it’s time to call some roofing companies for estimates on a new one:

There are stains or streaks inside your attic.

If your roof is leaking, this is where you’ll see signs first. Head up to the attic with a flashlight so you can look around under the eaves. If there are signs of moisture getting in, the roof is due for a replacement.

It’s been 20 years or more since the last replacement.

Roofing can only protect your home for so long before it wears out and needs to be replaced. The time that a roof will last depends largely on the materials. Asphalt shingles only last between 15 and 20 years in most cases. Wood shingles can last between 10 and 40 years. If you are not sure if it is time, talk to a roofing company about an inspection.

Your shingles are cracked or chipped.

Winter storms and the area’s high winds can damage your roof over time. If you can see damaged shingles, chances are that the entire roof may be due for a replacement. Damaged shingles can let water and snow get beneath them, leading to structural damage to the home.

Asphalt roofs have textured granules in them. It’s normal to see a few now and then. But, they will start to come off in larger amounts as the roof is ending its useful life. If these are showing up more often in the gutters, it is a sign that they are being worn away.

You can see discoloration on the roof.

You may see that the color of your roof is inconsistent or that areas are getting darker. With asphalt roofing, this is a sign that the granules are wearing off. With a cedar shingle roof, you may see this on the edges, as they may not always dry completely.

You’re thinking of selling your house.

In many cases, one of the first questions a prospective buyer will ask is when the roof was last replaced. If you can answer that it was done in the last year or so, you can command a higher price for your house and get a sale much more quickly.

By investing in a roof when it is time, you can dramatically improve the appearance of your house. A new roof also protects the structure.
